We arrive at the property at the scheduled time, meet you outside, and walk to the trees or areas you’re concerned about. The walk-and-talk is the most important part – you tell us what you’ve noticed, when you noticed it, and what you’re worried about, and we look at the trees while you talk. Small details matter, so don’t hold back.

Tree-by-Tree Evaluation

For each tree of concern, we evaluate the visible factors that tell us about the tree’s condition and structural integrity – canopy health, deadwood, lean, trunk condition, root flare and soil signs at the base, branch attachment quality, and any visible pest or disease indicators. For Eastern Oklahoma specifically, we also flag things like oak wilt risk factors, emerald ash borer signs on ash trees, cedar encroachment patterns, and the storm-damage warning signs we see across the region year after year.

Honest Recommendations

Once the walkthrough is done, we walk through what we found and what your options are. If a tree needs to come down, we say so and explain why. Should I Get a Tree Inspection Before Buying a Property?

If the property has significant mature trees, especially close to structures, the answer is almost always yes. Tree-related costs after closing can run into thousands of dollars – sometimes tens of thousands for hazardous removals near houses, especially when the trees turn out to be in worse shape than they looked on a quick walkthrough during the showing. A pre-purchase consultation typically takes 30 to 60 minutes, gives you a clear written record of what you’re getting, and either confirms the property is in good shape or gives you ammunition for negotiation.

Same logic for ranch land, lake property, and acreage where cedar encroachment or other land-management issues might affect future development plans or fire-risk.

Can a Damaged Tree Be Saved Instead of Removed?

Often, yes. As a general rule, trees with less than 25% canopy loss, intact trunks, and stable root systems usually recover with proper pruning, monitoring, or in some cases cabling and bracing for structural support. Trees with split trunks, lifted root plates, extensive decay at the base, or major leader loss generally cannot be safely saved and should be removed.

There’s a lot of judgment involved in the middle ground, which is exactly what a consultation is for. We’ve seen plenty of trees the homeowner was sure had to come down that turned out to be perfectly recoverable with the right pruning, and we’ve also seen trees the homeowner thought were fine that were actually weeks away from failing. Most consultations take 20 to 45 minutes, depending on the size of the property and the number of trees being evaluated. A single-tree assessment is usually closer to 20 minutes.
